Terms and Conditions for Booking and Use of Rooms

1. Definition of Tourist Rental

Our structure is a Tourist Rental (CIR: 026003-LOC-00041 – CIN: IT026003B4AXQZCCVK). The tourist rental contract is a particular contract with a duration limited in time (maximum 30 days), whose main purpose is to meet the temporary housing needs for the sole tourist purpose. In this type of rental the provision of accessory or complementary services is prohibited. In fact, it is strictly forbidden to provide any kind of “service to the person” during the guests’ stay. Cleaning and tidying up rooms, changing sheets and providing meals as well as transport services are therefore excluded. The first supply of linen is allowed, it cannot be considered a “service to the person” because it is not carried out during guest’s stay and no compensation is required for it. For the same reason, even if rearranging the rooms is not allowed during the stay, the guest is entitled to find the necessary material and tools for any cleaning of the rooms independently.

2. Booking Process

The remote contract for the provision of the accommodation service between the lessor and the lessee is considered concluded by both parties (confirmed booking) when the digital advance confirmatory payment transaction (Stripe/PayPal) is successful. Landlord and Lessee will receive a booking confirmation email containing all the details (ID, Check-in/Check-out, type of accommodation, number of people booked, total amount paid in advance and data provided).

3. Booking cancellation

Article 55 of the Italian Consumer Code expressly excludes the right of withdrawal (provided for in Articles 64 and following, as well as Articles 52 and 53 and paragraph 1 of Article 54) for accommodation service remote contracts (online bookings) when, at the time of conclusion of the contract, the trader (in our case the lessor) undertakes to provide such services on a specified date or within a fixed period.
Therefore, in the event of a booking cancellation request (which must be made by email indicating the ID) the Lessee will not be entitled to a refund of the sum paid digitally at the time of booking.

4. Reception and Stay

Check-in from 2.00pm
Check-out by 10:00 am
Upon arrival, guests must provide valid identity documents, necessary for the registration required by law.

The amount paid at the time of booking does not include the tourist tax for each overnight stay (up to a maximum of 5 consecutive nights). The rate currently in force is 1 Euro per night and is established by City Council resolution no. 194 of 11/10/2018 and modified with resolution of the Municipal Council n. 27/2020.

People exempt from paying the tourist tax:

non-self-sufficient disabled people;
non-paying subjects at the accommodation facility;
bus drivers and tour guides providing assistance to groups of at least 25 people organised by travel and tourism agencies;
children and teenagers up to the age of 14;
members of the Police, Fire Department and Civil Protection operators who stay overnight during events of particular importance for which they are called to intervene, in our cities, for service needs;
patients who carry out treatment at healthcare facilities located in the Municipality or in neighboring Municipalities

It is not allowed to: people other than those registered to enter the rooms, smoking inside the premises, bring with you pets of any kind and size.
Children must always be supervised and accompanied by an adult.
Any damage to the facilities attributable with certainty to guests must be compensated before check-out.
